Job Description

A confidential, fast-growing real estate developer specializing in commercial properties is seeking a hands-on and proactive Associate Facility Manager to support the facility management team overseeing a portfolio of shopping centers, including properties under development. This role offers an exciting opportunity to work closely with the senior facility manager, assisting with tenant relations, day-to-day operations, and building maintenance tasks. With a growing number of new tenants, we need a motivated individual ready to take on challenges and grow within the company.

This role is based primarily out of our key shopping centers in San Gabriel and Rowland Heights, with the flexibility to be onsite at other Southern California properties as needed. This is a full-time, on-site position with no remote work option. You will work closely with a great team who will support your learning and development with opportunities for continued growth and advancement.

The ideal candidate will have some experience within commercial property management, on-site facility oversight, and basic knowledge of building systems such as electrical, plumbing, and HVAC, especially in a commercial real estate context. Key Responsibilities:

  • Support the senior facility manager in overseeing operations across several shopping centers, including properties under development.
  • Assist with the day-to-day management of facility issues, including coordinating repairs, preventive maintenance, and addressing tenant-related concerns.
  • Manage vendor relationships to ensure timely completion of maintenance tasks, particularly those related to essential building systems (HVAC, plumbing, electrical, fire/life safety).
  • Perform regular site inspections to identify necessary repairs and engage vendors for resolution.
  • Provide detailed reports on tenant issues and facility conditions, determining if issues are the tenant’s responsibility or part of the common area, and recommend appropriate action.
  • Respond promptly to facility matters, ensuring that urgent issues such as water leaks or system failures are addressed quickly.
  • Maintain a strong on-site presence at San Gabriel or Rowland Heights, while also being available to visit other Southern California properties as needed.
  • Ensure that all facility management tasks are completed efficiently and tenant concerns are resolved in a timely manner.
  • Assist in minor construction and development oversight, particularly during the leasing phase of new tenants, to ensure seamless transitions.
  • Work closely with the senior facility manager to manage the growing number of tenants, keeping the properties well-maintained and ensuring tenant satisfaction.

Qualifications:

  • Bachelor’s degree in construction management, real estate, or a related field is preferred.
  • 1-2+ years of experience in facility management, property management, or a related field, ideally within a commercial real estate setting.
  • Basic knowledge of building systems, including electrical, plumbing, and HVAC, is essential.
  • Ability to troubleshoot and resolve tenant-related issues in a professional and timely manner.
  • Strong organizational and administrative skills, with the ability to manage maintenance tasks, reports, and vendor communications.
  • Excellent communication skills, with the ability to clearly describe facility issues, tenant concerns, and recommended solutions.
  • Proficiency with computers and facility management software, with the ability to manage paperwork and reporting efficiently.
  • Willingness to be stationed at the assigned shopping center and provide on-site support, with flexibility to travel to other properties in Southern California as needed.
  • Experience with minor construction or engineering projects is a plus.
  • Familiarity with regulatory safety programs (OSHA, EPA) and property safety compliance.

Language Skills:

  • Bilingual in English and Mandarin preferred but not required.
